I always inspect the subject property first. That way I know what I am dealing with. If I have the physical specifics of the subject property and then conduct market research, the value will be accurate. On any residential appraisal form, values are stated specifically, not in value ranges.
How much value does a certain item or feature (e.g. pool, outdoor kitchen, etc.) add to my house? Back to top
Values for that specific item vary from market to market or neighborhood to neighborhood. During research for the market value of your property, I extract the value for that specific item from your market area. In other words, what a typical buyer will pay for that item.
I just had my house appraised a year or so ago by my bank, why do they need to have it appraised again? Back to top
Appraisals are only good for six months. Also, the lender/bank will order an appraisal anytime they feel market conditions have changed.
